From Concept to Opening: The 90-Day Restaurant Build Playbook

A 90-day opening is possible. It is not magic, and it is not ‘fast’ — it is a question of what is on the critical path and what is not. This playbook is how Restoriumspace runs a 90-day target from a blank brief to a styled opening.


Days 1-10 — Concept lock.

Brief intake, mood board, schematic direction, FF&E narrative, tabletop direction. The client signs off the concept pack on day 10. Anything not locked here is not on the 90-day schedule.



Days 10-25 — Design and BOM.

Schematic to detail design. Every line item specified, tagged to a factory, tagged to a lead time. The procurement BOM is frozen on day 25. Late changes from here on cost time — full stop.



Days 25-70 — Parallel production.

Five factories produce in parallel. Furniture in Foshan. Lighting in Guangzhou. Tableware in our own kiln. Millwork on the Yipin line. Restoriumspace runs weekly QC walks and consolidates every lot at a single warehouse.



Days 70-80 — Container load and ship.

One consolidated container. One packing list. One customs event. Transit time is the transit time — this is the one piece of the schedule the project team cannot compress.



Days 80-90 — Install and styling.

Container lands. Install supervision lands. The room is built in the right order: millwork, furniture, lighting, tabletop. Lighting focus and tableware set on day 88. Soft opening on day 90.

What kills the 90: scope change after day 25. A late ‘can we add a private dining room’ is not a 5-day addition; it is a 25-day addition because it re-enters the longest lead time in the chain. The discipline is not in going fast — it is in not going late.
